Al Grazioli is also an expert in the areas of site selection, due diligence, budgeting and entitlement, project and design management, strategic planning and visioning, portfolio optimization, project marketing and financing.

Al began his career as a commercial real estate broker representing landlords and tenants in Southern California. Thereafter, he has developed, planned, financed, built and marketed a wide variety of complex projects including office buildings, luxury hotels, research and educational facilities, data centers, wellness clinics and multifamily residential. Anna Grazioli has over 15 years of experience successfully leading large scale initiatives in facilities operations and property management in diverse industries including commercial real estate, shopping centers for private and non-profit property owners and investors in Southern California. She has also been involved in contracting for civil public works projects (sewer, water and storm drain) for public municipalities and private corporations. Anna is responsible for structuring and implementing the services of property and facilities management for TGC and also handles project management assignments.

Before joining TGC, Anna served as the Director of Operations at the Citadel Outlets, a 700,000+ square foot premium outlet mall which, in addition to the retail component, included three office buildings and two parking structures. She was also responsible for facility management and operations of two industrial distribution buildings nearby.

Anna was also the Vice President of Operations for the Old Pasadena Business Improvement District (OPMD), a 22-block business improvement district in Pasadena, CA. Here she set standards for operations excellence other business improvement districts sought to emulate.

Anna is consistently setting the standard by which all of the other properties in a portfolio are judged. She has developed multi-year comprehensive maintenance plans to deal with both repairs and replacements of aging units as well as implementing preventative maintenance plans to avoid costly repairs later on. She has also implemented a number of sustainability initiatives. One program to retrofit lights in parking lots and parking structures with new LED fixtures reduced utility costs by 75%. She has applied this same progressive action to highly efficient irrigation systems, developed compliant fire life safety plans and managed the construction and retrofit of ADA compliance measures in commercial buildings.
